Benefitting from panoramic 360° views of the mountains around the beautiful Tuscan city of Lucca, the valleys leading to Pisa and to the sea at Viareggio, this house sits high on a rolling hill, between Lucca and Viareggio. The original stone dwelling is surrounded by vineyards and olive groves and began life as two separate houses.
Our brief was to reconstruct the buildings into one large, luxury villa complete with a swimming pool and underground garage for 4 cars.
Before renovations began, the stone building was completely covered (walls and roof) in dark green ivy, with only the windows and doors visible.
Once the exterior was cleared of foliage, structural work could begin. The first step being to demolish the structural stone dividing wall.
A large steel structural frame was then constructed to carry the roof and the existing mezzanine floors.
The interior was redesigned to create a spacious open plan split level kitchen / dining and living space on the ground floor. A guest suite with a small gym were also incorporated on the ground floor, along with invaluable utility and storage space.
Situated on the first floor are 4 large bedrooms and two bathrooms. The master bedroom has a walk-in wardrobe and en-suite, including a luxurious combined steam room and shower.
To realise the owners vision of being energy self sufficient, permission was obtained for a large capacity photo voltac plant which is set into the sloping hillside.
To continue the energy efficient theme, the house has very high insulation levels throughout – extra insulation was added to the roof and the entire house has been fitted with new double glazing. The floors and roof were renewed to facilitate the installation of an electrical under-floor heating system.
Outside, a large terrace and pergola were constructed to create a beautiful open space for relaxation and al fresco dining. A built in barbeque, along with new planting and hard landscaping in the garden, set off this outside space to perfection.
